With a background working in the real estate industry, Rob Steinhoff has first-hand knowledge of the goals of developers and investors. He uses that experience to help national real estate development clients navigate acquisitions, dispositions, leasing, joint ventures, and public and private debt financing, including REITs.

Rob’s practice lends itself to nuanced and diverse acquisition and disposition matters for repurposed retail development nationwide. He is skilled at handling both landlord and tenant leasing matters across a broad spectrum of industries, allowing him a unique two-sided perspective to help his clients avoid negative outcomes.

Before becoming an attorney, Rob worked in several capacities in the real estate industry, including managing land acquisition, development, and marketing for a division of a national homebuilder.

Rob earned his J.D. from the University of Colorado, where he served as an articles editor for the University of Colorado Law Review. During law school, Rob held two internships at the U.S. District Court for the District of Colorado. He previously served as an officer in the U.S. Army stationed at Fort Stewart, Georgia, with tours in Iraq and Afghanistan.

  • Negotiated loan documents, conducted extensive due diligence, and prepared closing documents for client’s $115,000,000 acquisition of Class A office building in the Denver market using commercial mortgage backed securitized debt financing and foreign institutional equity.
  • Managed all legal matters regarding the land acquisition, SBA debt financing, and development of $5,000,000 brewery, including preparation and negotiation of purchase agreement, advisement on development approval process, negotiation of construction documents, negotiation of loan term sheet and loan documents for SBA construction and equipment financing, and preparation and negotiation of easements with adjacent property owner.
  • Negotiated purchase agreement and CMBS debt financing and conducted comprehensive due diligence for client’s $15,000,000 acquisition of neighborhood shopping center in the Denver market.
  • Negotiated purchase agreement and loan documents and conducted title and survey due diligence for client’s $12,000,000 acquisition of Class A office building in suburban Chicago.
  • Prepared organizational documents and conducted comprehensive due diligence for client’s $50,000,000 acquisition of the majority interest in the entity owning and managing a regional shopping center in Utah from one of the nation’s largest mall operators.
  • Managed all legal matters in connection with land acquisition (including managing litigation to evicting holdover tenant), debt financing, development, leasing, and disposition of $4,000,000 neighborhood retail development project in Utah.
  • Drafted and negotiated purchase and sale agreement and closing documents for sale of $74,000,000 apartment complex in the Austin, Texas market, including the buyer’s assumption of client’s existing debt. Previously managed replat process and resolved complex title issues in connection with potential sale.
  • Drafted and negotiated purchase agreements and development agreements in connection with client’s sale of fifteen retail lots valued at more than $70,000,000 in Colorado regional shopping center.
  • Prepared and negotiated leases for portfolio of twenty-five neighborhood shopping centers across the United States for institutional client.
  • Negotiated loan terms and documents for a $45,000,000 Fannie Mae loan in connection with client’s acquisition of Class A apartment complex.
